Conditions and reasons:

The erected glass balustrade, due to its prominent position, material and design forms an incongruous and visually intrusive addition which fails to preserve or enhance the character or appearance of the building or conservation area. The proposals therefore conflict with policies of the development plan, in particular Local Plan policies CL1, CL2, CL3, CL6, CL9 and CL11, adopted September 2019.

2)

The glass balustrade, due to its position on the flat roof of the rear lower ground floor extension, facilitates overlooking of the adjoining properties resulting in overlooking/loss of privacy to neighbouring occupants, contrary to Local Plan policy CL5, adopted September 2019.
