The proposed timber balustrade is too dominant and would be out of keeping with the character and appearance of the property, neighbouring properties and wider conservation area. There are no timber balustrades at this level in the area and therefore the proposed timber cladding would not be appropriate. The property is clearly visible from the public realm and the proposed development would harm the character and appearance of the building, terrace and wider conservation area. The proposal is contrary to policies CL1, CL2, CL3, CL6, CL11 of the Local Plan 2019.
