Conditions and reasons:

1)

The proposed extensions and associated terrace, by reason of their height, design and form, would not constitute a subordinate addition to the building which would erode the important townscape gap with 46 Burnaby Street, and together with the use of glazed material to the side extension and scale of openings to the second floor side facing elevation, would not be in keeping with the character of the building, terrace and surrounding area. As such, the proposal would harm the character of the building and terrace, as well as views into and out of the adjacent Lots Village Conservation Area, contrary to policies CL1, CL2, CL6, CL9 and CL11 of the Local Plan 2019.

The proposed roof terrace would, by reason of its location extending beyond the rear building line, result in a material loss of privacy to the occupiers of 46 Burnaby Street. As such, the proposal is contrary to policy CL5 of the Local Plan 2019.
