1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
a) New external doors at a scale of 1:10, including a section.
b) New front lightwell staircase at a scale of 1:20, including a section, detail of handrail/balustrade and sample of stone finish.
c) New balustrade to rear lightwell at a scale of 1:20, including section.
d) Security bars to front window at lower ground floor level at a scale of 1:20, including materials/finish.
e) New rooflights at 1:20, including section and materials/finish.
f) New internal doors and architectural joinery at a scale of 1:10, including section.
g) Internal air conditioning joinery units and associated grilles at a scale of 1:20, including materials/finish.
h) Any new applied hard flooring, including location, sample and section showing retention of surviving historic floorboards and relationship to retained skirtings.
i) New cladding to existing lower ground floor staircase.
j) New fireplaces at a scale of 1:20, including materials/finishes.
k) Following careful investigation, extent and form of alteration to any surviving fire surround behind applied modern fire surround/joinery to the front main room at first floor level.
l) Extent and form of upgrading works to retained internal doors for fire safety purposes.
m) Any alterations to external render/finishes in relation to internal damp proofing works.
n) New built in joinery to kitchen indicating both height and relationship to adjacent historic architectural joinery.

4)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Works to match - Sample panels required
Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site, and approved in writing by the local planning authority before the relevant parts of the approved works are commenced, and the sample panels shall be retained on site until the work is completed in accordance with the panel(s) so approved.

Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

7)
Windows and external doors - Painted timber
All windows, doors and framing hereby granted consent shall be of white painted timber and windows shall have a bevelled putty finish and no trickle vents, and be so maintained.

Windows - Painted timber sashes to match
All windows hereby granted consent shall be white painted timber, double hung, vertical sliding sashes with a bevelled putty finish and no trickle vents, with mouldings and dimensions to match the existing windows, and be so maintained.

9)
Demolition - Hand tools
No demolition work shall be carried out except by hand or using hand held tools and no power driven tools of any description shall be used in connection with the demolition works.

10)
Demolition and stability
Before any work is undertaken in pursuance of this consent to demolish any part of the building, such steps shall be taken and such works carried out as shall, during the progress of works permitted by this consent, secure the safety and stability of all parts of the building to be retained.

Demolition - Protection of interior
The interior features of the building shall be protected against accidental loss or damage during building work, and no features may be disturbed or removed temporarily or permanently except if so identified on the drawings forming part of this consent.

Services/ pipes
All rainwater goods/guttering shall be black painted cast metal and so maintained.

13)
Partitions
All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.
