The full width rear dormer extension by reason of its excessive height, scale, bulk and prominent location is considered to form an architecturally incongruous addition, departing from the tradition of an ''end-of-terrace'' property where a hipped or pitched roof would form the roofline, dominating the roof of the property and the roofline of neighbouring properties, particularly to the south-east, thereby causing harm to the property, the terrace and the Oxford Gardens, St Quintin Conservation Area. These works are therefore considered contrary to policies found within Chapter 4 of the Unitary Development Plan, in particular Policies CD27, CD44, CD45, CD50, CD57, CD61 and CD62.
