By reason of its design, bulk and height, the proposed two storey side extension would erode an important historic gap between the terraces of Markham Square to an unacceptable level which would be detrimental to the appearance of the property, the character and appearance of the terrace and the wider townscape. The extension would neither preserve nor enhance the appearance of the Chelsea Conservation Area. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in the Unitary Development Plan Chapter 4 Policies CD47, CD49, CD61, CD62, CD63.

By reason of its design, bulk and height, the proposed two storey side extension would have a detrimental impact on the amenities of the neighbouring properties by causing a harmful loss of light from the gap between the terraces of Markham Square and an increased sense of enclosure. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in the Unitary Development Plan Chapter 4 Policies CD27, CD28, CD33, CD36 & CD47.
