The proposed rooflight within the front roofslope is insensitive and unsympathetic to the existing parent building and is not in keeping with the style, character, scale and rhythm of the main building and as such, would not preserve or enhance but would individually spoil and harm the existing simple dignity of the uniform front elevation, the terrace of properties of which this one forms a part and the surrounding Oxford Gardens / St. Quintin Conservation Area as a whole and is therefore contrary to the Council's Policies which seek to preserve and enhance the character and appearance of the Borough as stated in the Council's Unitary Development Plan, in particular, Policies CD27, CD44, CD45, CD50, CD51, CD57, CD61, CD62 and the Oxford Gardens / St. Quintin Conservation Area Proposal Statement.

Relevant Policies Used
You are advised that a number of relevant policies of the Unitary Development Plan were used in the determination of this case, in particular, Policies CD27, CD35, CD44, CD45, CD50, CD51, CD57, CD61 and CD62. The London Plan was taken into consideration in the determination of this case. (I51)
