Conditions and reasons:

The proposed railings and French doors, by reason of its siting at high level at the rear elevation where there are no similar features at this level, would appear out of place, incongruous and visually intrusive form of development. The proposals would fail to preserve or enhance the character and appearance of the property, the wider terrace and the Boltons Conservation Area, contrary to policies CL1, CL2, CL3, CL6 and CL11 of the Local Plan 2019.

2)

The proposals would create a formal roof terrace area at the second-floor level which would cause an unacceptable level of overlooking and loss of privacy to the neighbouring occupiers and would lead to an unacceptable level of increased noise transmission. The proposals would fail to ensure continued good living conditions for these neighbours, contrary to policy CL5 of the Local Plan 2019.
