The erected awning when in its extended position causes harm to the appearance of the building and the setting of the adjacent Grade II listed buildings (Nos. 24-28). Due to its large scale and size this uncharacteristic feature fails to preserve or enhance the character or appearance or the conservation area. The development is, therefore, contrary to policies CL1, CL2, CL3, CL4, CL6 and CL11 of the Local Plan, adopted September 2019, and to the aims of the Ladbroke Conservation Area Appraisal, adopted October 2015.
