Conditions and reasons:

The raised closet wing and new mansard style roof, by reason of the overall bulk, siting and design, would fail to read as a subordinate addition to the closet wing and would fail to respond to the existing character and context of the group of properties. As a result, the proposal fails to preserve or enahnce the character and appearnce of the conservation area in conflict with Local Plan Policies CL1, CL2, CL3, CL6, CL8 and CL11.

The proposed roof terrace, by reason of the height and location, would fail to protect the residential amenity of nieghbours. As a result, the proposal is in conflict with Local Plan Policy CL5.
