Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

2)

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Telecom equipment guidelines The telecommunications equipment shall be installed and maintained in compliance with the guidelines laid down by the International Commission on Non-ionizing Radiation Protection (ICNIRP); if it should be demonstrated that some or all of this equipment fails to meet these or succeeding guidelines, then the equipment shall be immediately switched off and then removed within 28 days of the issue of written instruction by the local planning authority.
Reason - In granting this permission the local planning authority has had due regard to the material matter of potential public health risk, and fear of harm to public health, and this condition is necessary in order to provide adequate safeguard for public health in the short and longer term.

Removal of redundant telecom equipment When the permitted apparatus is no longer used for the purposes of telecommunications operations, the operator shall notify the local planning authority accordingly and within 3 months of the operational requirement ceasing the apparatus and all associated structures shall be removed from the land and the site shall be restored to its condition as it was prior to the implementation of the permission.
Reason - In order to prevent the retention of redundant equipment in the light of advances in telecommunications technology and to comply with the development plan in particular policy CL6 of the Local Plan 2019.

Materials - To match existing All work and work of making good shall be finished to match the existing exterior of the building(s) in respect of materials, colour, texture, profile and, in the case of brickwork, facebond and pointing, and shall be so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area in accordance with policies of the development plan in particular policies CL1, CL2, CL3 and CL6 of the Local Plan 2019.
