The proposed development, by virtue of its height, scale, and proximity to the adjoining property of Flat H, 60 Oxford Gardens, would harmfully increase the sense of enclosure of the rear terrace and would also appearing overbearing, oppressive and cause a loss of light to this neighbouring window. As such, the proposed development would fail to maintain an acceptable relationship with this nearby residential property and the proposal would be contrary to policy CL5 of the 2019 Local Plan.

The proposed development would fail to appear subordinate to the host dwelling and would further conceal the original rear elevation of the property. The proposed extension would appear out of keeping with the wider area and would fail to preserve, or enhance, the character or appearance of the host dwelling. As such, the proposed development would fail to comply with policies CL1, CL2, CL3, CL6, CL9 and CL11 of the Local Plan, the Oxford Gardens Conservation Area and the National Planning Policy Framework.
