Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Submission of details Notwithstanding the details of glazing and repairs shown on drawing number 2626-IDL-NA-DR-A-25029 [3-01] hereby approved, detailed drawings and information as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained: (a) Elevation (scale 1:10) and section (scale 1:5) drawings of new windows with details of mouldings in section (scale 1:1) and details of glazing. New windows shall be made of solid timber and hand painted. The glazing bars shall be integral with details to match the historic windows. New glazing shall be no more than 12mm thickness; (b) Elevation (scale 1:10) and section (scale 1:5) drawings of new secondary glazing; (c) Following careful investigations, the full extent and details of any removal, replacement and alteration to the roof structure, including dormer facings, sarking boards, roof covering timbers, battens and tiles. The details shall include any relevant drawings and photographs.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.

Materials - To match existing All work and work of making good shall be finished to match the existing exterior of the building(s) in respect of materials, colour, texture, profile and, in the case of brickwork, facebond and pointing, and shall be so maintained.
Reason - To preserve the appearance of the building and the character of the area in accordance with policies of the development plan in particular policies CL1, CL2, CL3 and CL6 of the Local Plan 2019.

External facing work and detailed treatment should be finished in a manner sympathetic to the existing building. Separate approval for the works hereby granted permission/consent may be required by the Building Act 1984 and the Building Regulations 2018 (as amended), and the grant of planning permission does not imply that such approval will be given. The District Surveyor, Town Hall, Hornton Street, W8 7NX should be consulted before works commence.
