The change of use results in the harmful loss of 103 sq m of B1 office floorspace within a designated town centre, which contributes positively to the diversity of uses within the borough, and whose loss will reduce the range of office premises available and will have an unacceptable impact upon the local and wider economy, contrary to policies of the development plan, in particular policy CF5 and CF6 of the Consolidated Local Plan 2015.
