Submission of details Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained: a) Sample panel of proposed new brickwork, including colour, texture, facebond, mortar and pointing, in relation to the new lower ground rear extension; b) Sample of the stone to be used in the new internal staircase between lower ground floor and basement; c) Sample of the stone to be used in the new external staircase between pavement and front basement area; d) Drawings, at a scale of no less than 1:10 the new glazed screen between kitchen and stairwell at lower ground floor level; e) Drawings showing the design and construction of the new false skylight to the kitchen, showing is relationship with existing fabric; f) Sample of glass for the outer face of the sealed double-glazed units to be installed in the rear windows; g) Drawings showing new or relocated service runs; h) Drawings to a scale of no less than 1:10 showing the design and construction of the replacement front door, plus details of the finish, which should be hand painted, and door furniture; i) Method statements and specifications for the gentle cleaning and repointing of external brickwork, covering method for removal of existing hard pointing and specifications for mortar mix and pointing style; j) Appearance of new security cameras and external light fittings; k) Colour of new Solar PV panels and colour of their frames, which should be painted or coated to match that of the panels.

Work to match retained fabric All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

Retention of fabric All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

Demolition - Protection of interior The interior features of the building shall be protected against accidental loss or damage during building work, and no features may be disturbed or removed temporarily or permanently except if so identified on the drawings forming part of this consent.

Services/ pipes All rainwater goods/guttering shall be black painted cast metal and so maintained.

Partitions All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.

Submission of details (LBC) No development shall commence until full particulars of the following have been submitted to and approved in writing by the local planning authority and the development shall not be completed otherwise than in accordance with the details so approved, and maintained thereafter: (a) Details of mitigation measures along the terrace to the southern boundary to include a permanent buffer zone of no less than 1.4m to the shared boundary. The details shall include elevations and sections of the selected mitigation strategy / buffer zone and supporting information to demonstrate that the buffer zone will not support tall planting and/all tall structures, in perpetuity. The agreed measures shall be installed prior to first use of the terrace.
Reason - To accord with the development plan by ensuring that the character and appearance of the area are preserved, preservation of the listed building, and living conditions of those living near the development suitably protected. It is necessary for the condition to be on the basis that 'No development shall commence until' as compliance with the requirements of the condition at a later time would result in unacceptable harm contrary to the policies of the Development Plan.

Listed Building Reminder on Enforcement
You are reminded that no work should commence on implementing this Listed Building Consent until all matters, samples, and details reserved by condition have been submitted to, and approved by, this local planning authority. It is an offence to carry out work to a Listed Building unless all such conditions have been complied with. Any proposed departure from the works specified in the approved drawings should be brought to the attention of the planning department for further consideration before the work is carried out. The Council will use its enforcement powers, including use of Breach of Condition Notices or Prosecution, to ensure compliance with conditions and prevent harm to the special historic character and historic interest of Listed Buildings. You are advised that there is currently a maximum fine of o20,000 if the offence is dealt with summarily, and if the offence is dealt with by indictment the fine is unlimited.

This consent does not cover the removal or alteration of any currently hidden features of architectural or historic interest that may be revealed during the course of building works; removal or alteration of any such features may well require listed building consent. ÿ

Retain Original Fabric of Building
You are reminded that the original historic fabric of the listed building should be retained unless specifically authorised for removal by the Council as part of a listed building consent. Historic fabric which must be retained would include lath and plaster ceilings and walls, floor boards, original skirting boards, dado rails, cornice, fireplaces, staircases, and any other surviving historic fabric. Where these elements are in poor condition, repair and restoration could be undertaken by competent workmen, with the minimum amount of intervention to the historic fabric. You are reminded that the installation of recessed ceiling lights and speakers in most cases will require listed building consent. Any proposals for these particular works must be first approved by the Council as part of a listed building consent before they are installed within the listed building.
