Conditions and reasons:

The proposed development would fail to ensure good living conditions for occupants of neighbouring buildings. This is because of its use for office accommodation coupled with the extensive glazing which would lead to excessive light spillage and resultant disturbance; and the size, proximity and position of the proposed extension which would lead to a harmful increase in the sense of enclosure. The proposed development is therefore contrary to policy CL5 of the Local Plan.
