Conditions and reasons:

1)

The proposed development, because of its unsympathetic detailed design, inappropriate material and exposed upper floor level locations, would harm the character and appearance of the individual building, the group of properties of which it forms part, failing to preserve that of the De Vere Conservation Area. The proposals are thereby contrary to Local Plan policies CL1, CL2, CL3, CL6 and CL11.

2)

The proposals fail to demonstrate that the development would not result in undue loss of sunlight and daylight and undue increased sense of enclosure to near neighbouring residents. As such the proposals are contrary to Local Plan policy CL5.
