Conditions and reasons:

Due to insufficient set back from the front elevation, size and scale, the proposed development would create a dominant and overly top heavy extension which would disrupt the front building line and the visual appearance of the mews and therefore would not comply with the Local Plan (2019), in particular policies CL1, CL2, CL6, CL9 and CL11.

2)

The proposed developemnt by reason of the insufficient set back from the front elevation would create a harmful sense of enclosure to the properties along the mews and therefore would not ensure good living conditions to neighbouring occupiers. As such, the development would be unacceptable and not satisfy Local Plan Policy CL5.
