Demolish and re-build one storey rear garden extension, alterations to windows, parapets, railings, and drainage external pipes format and size to rear of property. Rear extension to be replaced by a similar volume form re-built at a lower level to allow direct access to its roof from ground floor as well as direct level access at lower ground floor. Rear elevation windows and doors will be upgraded to suit new proposed access arrangement.
