By reason of their unsympathetic scale and siting and projection beyond the existing general rear building line of neighbouring extensions, the proposed part two and part single storey rear extension would disrupt the even rhythm of the rear additions to these neighbouring properties, appearing obtrusive within the terrace group of which they form part. Consequently, the development would fail to preserve the character and appearance of the host building, group of buildings and this part of the Pembridge Conservation Area and views enjoyed within it, contrary to the policies of the Local Plan 2019, in particular policies CL1, CL2, CL3, CL6, CL9 and CL11 and guidance within the NPPF and statute with regard to assessment of development within conservation areas.

The proposed development, because of its visual mass and siting in proximity to the rear roof terrace and associate access door at 22 Chepstow Crescent and the first floor side window and rear garden area at 18 Chepstow Crescent, would cause a harmful increase the sense of enclosure experienced within these adjoining properties thereby failing to ensure the good living conditions for their occupants, contrary to policy CL5 of the Local Plan 2019.

The proposed development, because of its scale, shadowing effect and siting in proximity to the rear roof terrace and associated access door at 22 Chepstow Crescent and the first floor side window and rear garden area at 18 Chepstow Crescent, would cause a material worsening in the standard of daylight and sunlight enjoyed within these adjoining properties thereby failing to ensure the good living conditions for the occupants of those properties, contrary to policy CL5 of the Local Plan 2019.
