The applicant has failed to adequately demonstrate that the proposal would not harm the special architectural or historic interest of the Grade II listed building and the removal of the rear wall to the principal rear room would harm the special architectural and historic interest of the Grade II Listed Building as it would have a detrimental impact on the historic plan form, proportions and character of this room. The proposal is contrary to Core Strategy Policy CL4.
