Conditions and reasons:

The proposed ground and first floor infill extension by virtue of it bulk, size and location on the building, is considered to fail to remain subservient to the original building and to disrupt the rhythm of extensions at the rear of the terrace, to the detriment of the appearance of the building and terrace. The proposal would therefore fail to preserve the character and appearance of the conservation area and would cause harm to the special architectural and historic interest of the grade II listed property. The proposal is contrary to the Core Strategy, in particular policies CL1, CL2, CL3 and CL4 and contrary to the Unitary Development Plan, in particular 'saved' policies CD47 and CD63.

The proposed first floor extension by virtue of it bulk would cause an significant increase in sense of enclosure to the first floor window on the main wall of the neighbouring property, 32 Ovington Street. The proposal is contrary to Core Strategy policy CL5.
