The proposed rear extension, by virtue of its design, and materials is detrimental to the special architectural character and historic interest of the listed building, and would fail to preserve the character and appearance of the conservation area. As such the proposal is contrary to policy expressed in the Core Strategy, in particular Policies CL1, CL2, CL3, and CL4, to policy expressed in the Unitary Development Plan, in particular "saved" Policies CD47 and CD63.
