The proposed development would introduce visual clutter to the roof of this property to the detriment of its appearance, the appearance of the street and surrounding area. The proposal is therefore contrary policies outlined in the Core Strategy, in particular policies CL1, CL2, CL6, and 'saved' policies contained in the Unitary Development Plan, in particular CD44, CD45 and CD46.

The proposed terrace due to its size that could hold a significant number of people, would result in noise disturbance that would be detrimental to the amenity of neighbouring properties. The proposal does not comply with policies outlined in the Core Strategy, in particular CL5 and CE6.
