The proposal would result in the loss of on-street parking, significantly increase the demand on the remaining spaces compromising the safe and efficient operation of the Controlled Parking Zone and highway, contrary to policies CT1(b)(g)(h)(p) and CR4(g) of the Local Plan, 2019 and the Council's Transport and Streets Supplementary Planning Document.

The submitted Arboricultural Impact Assessment is inadequate as it fails to demonstrate that the proposed development would adequately protect all existing trees, contrary to policy CR6 of the Local 2019.
