1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Details of new radiator heating system, including proposed radiator type, details of fixings, and any proposed alteration to fabric including alterations to joists and walling, resulting from new service runs to accommodate additional radiator locations; and,
(b) Details of new service runs at second-floor level en-suite resulting from new bath, shower, WC and sinks, to show hot and cold water and waste runs, as well as any alteration to fabric to accommodate services including alterations to joists and walling.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.

Submission of details - Notwithstanding consented drawings
Notwithstanding the drawings forming part of this consent, detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Details of the layout of the new lighting scheme shown on reflected ceiling plans, at 1:50 scale; and,
(b) Detail of the proposed WC in the second floor master bathroom, including cold water and waste service runs, fixings and location of cistern and pan in relation to the retained fireplace and hearth, in elevation and section at 1:20 scale.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
5)
Retention of fabric - ground floor entrance
Notwithstanding the consented drawings, for the avoidance of doubt, consent is not given for the removal of the hall floorboards and the laying of tiles. The hallway floorboards shall be retained in-situ and be so maintained.
Reason - In order to safeguard the special architectural or historic interest of the listed building and comply with Policy CL4.
6)
Joinery - scribed around features
All new joinery hereby granted consent shall be of lightweight construction, easily removable, carefully scribed around skirtings and cornice and other existing features, and be so maintained.
Reason:- To preserve the special architectural character and heritage significance of the listed building and comply with Policy CL4 of the Local Plan 2019.

Demolition - Hand tools
No demolition work shall be carried out except by hand or using hand held tools and no power driven tools of any description shall be used in connection with the demolition works.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
8)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile, unless notated otherwise on the drawings approved under this consent.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
9)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork and lath and plaster shall be retained, unless notated otherwise on the drawings approved under this consent.
