Intermediate housing

Intermediate housing is a type of affordable housing, where buying or renting cannot be higher than 80 per cent of market costs.

There are different types of intermediate rent, including:

  • Shared ownership – where people buy a share of a property and pay less-than-market rent on the share of their home they do not own (more shares in the home can be bought, up to 100 per cent ownership)
  • Intermediate rent – where rents and service charges are higher than social rent but lower than market rent. Key worker homes to rent are usually intermediate rent.

  • Another way to find an affordable home, even if you do not qualify for our Housing Register
  • May be a quicker rehousing option for many households on the Housing Register
  • Affordable way of becoming a homeowner

Eligibility

Different landlords, schemes and councils have their own rules for who can apply and who is successful.

The council's rules are set out in our Key Worker and Intermediate Housing Policy.

All of our new build intermediate rent homes are for key workers. However, key worker and other intermediate homes are not always available in the borough.

We suggest that anyone interested in intermediate housing options thinks about being happy to move to other areas in London, or even outside of London.
